Thrive Homes Relocation Case Study

Company: Thrive Homes – https://www.thrivehomes.org.uk/
Key Industry: Building and Construction
Key Sector: Social Housing

Overview

Thrive Homes is a professional landlord with a growing portfolio of around 5,000 affordable homes across the northern home counties (Hertfordshire, Bedfordshire, Buckinghamshire and Oxfordshire). With an annual turnover of £26million Thrive owns and manages a range of properties enabling customers to benefit from a secure base from which to build their lives.

The Challenge

Thrive is an ambitious, growing organisation with around 100 office and field-based colleagues. Over recent years Thrive has expanded into new geographical areas so needed to be well-placed to service its homes and well-connected to enable efficient service delivery and the digital platform that supports communication with its customers.

Thrive were looking for an office location to project its brand to its audience of customers, funders and other partners including local authorities and to provide a quality working environment that inspires colleagues. Attracting and retaining the right people for the business is a key part of Thrive’s approach to ensuring that it continues to deliver its ambition to increase access to safe, affordable homes.

Thrive were proud to be recognised as one of the best companies to work for in the Sunday Times Top 100 Not for Profit places to work in 2018 and received an award as the best improver.

The lease at the previous location was due for renewal, and therefore the time was right to find a new base to support the growing business and improve access to its homes and key stakeholders through better proximity to road and rail links.

The Solution

Following extensive research, Thrive chose Westside in Apsley as the best place to relocate where the team could maximise connectivity and realise its digital requirements. At Westside it is part of a community of similarly forward-looking businesses. The excellent transport links were also an important consideration: the company wanted to move within a ten-mile radius of its previous base in Croxley to enable it to be within an hour’s drive of its customers and stakeholders and also be well placed to recruit to support the growing business.

The Result

The new office at Westside matches Thrive’s ambitious, forward-thinking, professional approach to building and managing homes. This year marks its 10th anniversary and the move, together with the launch of a new strategy, is the springboard for its future.  The business is keen to forge effective relationships with local authorities including Dacorum Borough Council where it is currently investing more than £15million in the local area across five sites.

“Our move to Hemel Hempstead marks a major step forward for Thrive as we realise our ambitious plans to provide more quality affordable homes for people in and around this area. The community has welcomed us, and we feel at home already. Colleagues have said how easy it was to adjust and how much they are enjoying working out of our new office and exploring the surroundings.”

We are looking forward to cementing our growing relationships with our local development and delivery partners and to making a real difference to the communities where we operate – Thrive is a professional landlord that is making a significant contribution to the need for more affordable housing where people enjoy living.”
